Screening and Selection

Circle property management advertise extensively and attract the right type of tenant for your investment property. To ensure we get the best tenants we;

  • Ensure prospective tenants complete a detailed application form
  • Perform extensive credit checks through Veda Advantage on all applicants
  • Get reference checks completed from the tenants previous property managers or landlords who have the skills to ask all the right questions.
  • Get rental guarantees from 1st time rentors or students.

Inspections and Process

Entry inspections are thoroughly carried out before the new tenant moves into the property and once they vacated an exit inspection is also thoroughly carried out. This enables us to have the opportunity to note any maintenance or repair issues that could be made to improve the property.

We want to return the property to the landlord in the same or better condition that when the tenant started their tenancy. To make this happen we perform extensive inspections every 3 months, or as requested.

We go through a detailed check list and inspect the condition of the property, tenant presentation, and highlight any maintenance issues that need to be addressed. A detailed report is sent to the landlord after each inspection.


Maintenance

No need to worry about maintenance issues, we take care of all of that for you. The tenant will call us if there’s a problem not the landlord.
We use experienced, reliable trades people that provide a high standard of service.


Rent Collection and Tenancy Monitoring

When a tenant has been selected we take care of lodging the bond with Tenancy Services Bond Centre, this includes transfers and refunds.

Circle Property Management have invested in the most up to date management software.


Mediation

We make all attempts possible to resolve any tenancy issues. If no resolution is possible then the dispute will go to mediation. We are trained to act on the landlords behalf at any mediation hearings that arise. Although we try to avoid any issues that result in a tenancy tribunal hearing we are competent in all aspects of the formal proceedings. We also keep accurate records of rental payments and any correspondence, emails, txt’s and phone calls with the tenant.


Accounting

We employ an Accounts Administrator who oversees the landlord payments. They ensure all landlords receive their rent by direct credit into their nominated account on a fortnightly basis.

At the end of the month you will receive an accurate and easy to understand statement. We also provide a year end statement for your accountant, that is utilized for taxation and investment planning purposes. Property Management fees are tax deductible.

We are also able to help arrange payment for your rates, insurance and any other outing on your behalf. Insurance claims can be attended to, for you, in your absence.


Rental Appraisals

Appraisals will be conducted on any property in the Canterbury region. Appraisals give the owner an indication of what the property is likely to be worth in the residential rental market. We are able to ascertain the current rental price on the property with our extensive knowledge of the current rental market and the inspection the property.



Our Fees

  • On all rents collected - unfurnished 7.5%
  • On all rents collected – furnished & out of town managements 8.5%
  • Inspection fee $30.00
  • Arranging repairs, maintenance and any other disbursements as instructed eg Rates, Insurance Premiums etc 5%
  • Advertising as required for tenants
  • Inspection on termination of tenancy FREE
  • Attendance at Mediation or Tribunal Hearings FREE  
  • Credit checks FREE 

All of the above charges are excluding GST.
